The sector’s move into the mainstream presents an opportunity for agents, says Top Villas’ Edward Frampton-Fell
For many years, the villa market was not always front of mind for the travel trade. It was often viewed as a specialist sector, with many agents understandably focusing on products that were easier to access, compare and package.
That position is changing.
Villas are becoming a more important part of the trade conversation because customer demand has shifted. Families, groups and higher-spending customers are increasingly looking for space, privacy, flexibility and control over how their holiday works.
Multigenerational travel continues to grow, and customers who may once have booked several hotel rooms are now considering whether a villa offers a better overall experience.
For agents, this creates a clear commercial opportunity.
Villa bookings often involve larger groups, longer stays and higher average booking values. They can also open up additional revenue opportunities around flights, transfers, car hire, concierge services and in-destination experiences.
In a market where agents are focused on value, margin and customer retention, villas deserve serious attention.
The sector has also become far more accessible. More villa specialists now actively support the trade, while technology has improved how villas are distributed, making it easier for agents to search, quote and book with confidence.
However, villas remain a product where expertise matters.
One of the reasons villa holidays continue to grow is that they are often deeply personal purchases. These bookings are frequently linked to milestone birthdays, family reunions, anniversaries, weddings or multigenerational trips where getting the details right matters enormously.
Customers are often investing significant amounts of money and placing a great deal of trust in the person arranging their holiday.
They want reassurance that the property is right for their group, that expectations will be met and that every detail has been considered before they travel. This is where travel agents continue to demonstrate their value.
Selling a villa is not simply about matching bedroom numbers to a budget. Layout, location, accessibility, service levels, local support, pool safety and group dynamics can all influence whether a property is right for a customer.
A villa that looks perfect online may not always work in reality if those practical considerations have not been properly assessed.

As customers increasingly prioritise space, flexibility and shared experiences, villa holidays are becoming a mainstream choice rather than a niche alternative.

The opportunity now is not simply that more customers want villas. It is that the market is becoming more professional, more accessible and more closely aligned with the needs of the trade.
For agents, villas should no longer be viewed as a niche add-on. They are a growing, high-value sector where good advice, strong supplier relationships and expert knowledge can make a real difference.
As the villa market continues to evolve, the travel trade has an important role to play in its next stage of growth.
